Huge shoutout to Daniel Clark for being so knowledgeable about Select Home Warranty and answering any questions I had! He was thorough and understood my concerns. I feel very much protected now that I have my very first home warranty! Hoping I don't have to use it anytime soon, but I'll have it just in case!

Select Home warranty is a scam company. They make promises when you purchase the plan but they do not keep their promises. They always low ball and never pay they full amount. They give many excuses for not covering the full cost repairs. It would be more cost effective not to have a home warrant than to use Select Home Warranty.
I made a purchase of my home warranty and found it to be a pleasant experience in dealing with representative Sam. He was very knowledgeable, answered all of my questions and provided multiple options to choose from.
Luccas Smart does an excellent job of explaining the policy and its obligations. I had to cut short the call last Friday because a neighbor was having an emergency, but I asked for Luccas today because he had done such a professional, pleasant presentation
I am filing this complaint due to an ongoing pattern of delays, inadequate payouts, poor customer service, and failure to process cancellations and refunds by Select Home Warranty.
I have filed approximately four claims with this company. In every instance:
The issues were not properly resolved.
Repairs were not completed in a timely manner.
I had to continuously follow up to move the claim forward.
The payout offered was significantly less than the actual cost to replace the covered items — in some cases less than one-quarter of the replacement cost.
After paying the required service fees for technicians to come out, the reimbursement amounts provided were extremely minimal compared to the actual cost to replace the items. In practical terms, I was left paying nearly the entire expense myself. The coverage provided does not reflect what a reasonable consumer would expect from a home warranty policy.
It has now been three months since I filed my most recent claim, and I am still waiting for payment. Despite repeated phone calls and emails, I have not received the payout or a clear explanation for the delay.
Additionally, after selling two of my homes, I requested that the corresponding policies be canceled. It has now been four months, and I am still waiting for written confirmation and refunds for those canceled policies.
Despite numerous emails and phone calls to Ron, who identifies himself as a manager in the Executive Customer Relations Department, I was repeatedly told, “I will get back to you.” He never did.
Customer service has been extremely poor throughout this entire process. Calls are constantly transferred between departments, promises are made and never kept, and no one takes ownership of resolving issues. Attempting to cancel a policy is unnecessarily difficult, as representatives repeatedly attempt to pressure customers into keeping the policy rather than processing the cancellation.
Based on my experience, the company appears structured to collect premiums and service fees while minimizing payouts through delays, partial reimbursements, and technical denials.
The phone connection is very raspy so it makes it more difficult to understand someone who has a heavy accent. They talk very soft, also so it's hard to hear them. I was also given two different prices each time I called. One was $129 for labor and part, the next time it was only $100 for replacement or labor and part. Plus, the part they recommended didn't fit so the repairman had to waste his gas to take it back. This would not happen if the repairman was compensated appropriately.
The Representative for your company; Mike Sanders is a true professional person. He described the policy plans in full detail and had patience when i would ask him questions, he demonstrated extreme empathy as I explained to him that i am a combat disabled veteran and have significant memory issues. He gave me an excellent price which made feel very comfortable and at ease with Mike. I recommend Mike as an asset to your company as he brings great honor and respect to himself and to Select Home Warranty.
CAUTION regarding this service. I obtained a policy after discussing it with a representative. The details in the policy differed from what I was informed. The sales representative insisted that I had a VIP policy and that certain clauses wouldn't apply to me, but refused to document this in writing. I pointed out that section paragraph 10.1, which outlines limitations on repairs or appliances, would be the clause enforced in the event of a claim, rather than relying on verbal assurances. This was unacceptable to me. I requested to cancel the policy and was subsequently ignored by the original sales rep. After an hour-long call, I was assured the policy would be canceled and I would receive a full refund. A week went by without any communication, so I called again. The representative informed me that a manager had reversed the cancellation because he wanted to speak to me. I made it clear that I didn't wish to speak to anyone else and demanded immediate cancellation. I was told once more that the policy was canceled and that I would receive an email confirmation within 1-2 business days. After waiting without any response, I called again, and a different representative argued against the cancellation. He confirmed that the previous representative had not processed the cancellation. After 25 minutes on the phone, he finally agreed to cancel the policy and promised an email within 1-2 business days. I felt they were attempting to delay past the 30-day cancellation period, but I refused to engage in that. Ultimately, I had to contact my credit card provider to dispute the charge and retrieve my funds.
My experience with the service was very disappointing. The claim approval process was frustrating — I had to constantly struggle just to get a claim approved, which undermines the whole point of having a warranty. It was stressful, time-consuming, and incredibly aggravating. When I chose to cancel the service after just 4 months, things worsened. There was no refund for early cancellation, and I was hit with a $75 cancellation fee. I was very unhappy with how the cancellation was managed and the lack of consideration for customer satisfaction. In summary, the approval process is challenging, customer experience is lacking, and the cancellation policy seems unfair. I would not recommend this service. Stay away...
