Terrible experience

Absolutely shocking experience. I have used this firm 2 times this year. The first time my case was handled to Louis Reed, who was absolutely excellent, always responded to my emails in a timely manner, asked for documentation once and explained and contextualised everything fully, leading to a relatively painless and quick purchase of our new house within 8 weeks, fantastic!Fast forward a few months and it's time to sell my old house (I didn't purchase my new house in a chain) and wow, what a shift in quality.Since Louis was so brilliant, I asked if I could use his services again to sell my old house, he originally said yes, but then passed me onto Faith Crooks, as he said his case load was too full.Faith is absolutely terrible, I am now at the 14-15 week of conveyance for a very simple chain free purchase, this should have been completed in 4-8 weeks as the buyers were already prepared after their previous sale falling through.Faith barely responds to emails, the 5% of the time she does it's one line which answers none of my questions or provides any context. She's lost pieces of documentation I have sent her several times. She drip feeds information and documentation requests. A few days before exchange she is asking me for documentation she already has. The service is abysmal and anxiety-inducing, I am in contact with the sellers as I am my own estate agent, and there have been times their solicitor has responded and Faith just sits on it unresponded to for days. Every time their incompetence continues to delay my case, the more money it is costing me to pay for 2 houses. These are peoples lives, please get a grip and some element of client centricity, because right now it doesn't exist.I have still not completed the sale yet and doubt I will for several weeks, even though there isn't a reason not to.Please avoid them, it seems some of the 5 star reviews here are fake, or they were lucky and got a decent solicitor like I had with Louis, but overall a company having such variance in quality of service between their staff shows that their management and internal policies are awful.Please just shop around for a good conveyancer with good reviews, these guys will end up costing you far more money and stress in the long run by not doing their job or communicating effectively.

Consider before instructing

With regard to my review of Gordon Brown Law. I found this company on the surface a good idea as they were recommended by estate agent. They provide an app that you can follow and update with as much info as possible prior to any sale so that the sale can progress promptly. This was done and when the offer came in I expected a prompt sale as no chain and cash buyer. I found a number of failings .. namely constant enquiries drip fed and I had to resolve. Spending hours chasing down information that the conveyancer should be doing. The drip feeding of enquiries and lack of information coming back re time scales was horrendous. All enquiries sent to me were answered on the day by dropping everything to ensure they were done immediately. I am not a conveyancer or solicitor why was I doing your conveyancers job ?What was very telling was the day before completion ID checks were required from the seller . Why was this done hours before the sale completion. This should have been done initially as common sense should be that you know who you are dealing with ! Another telling factor was the power of attorney rules of jointly and separately . You do not require both attorneys to make decisions on financial matters. Your excuse is contacting the second attorney was ‘ due diligence’. What then is the point of a power of attorney in the circumstances used. Again this was a last second enquiry. These are just two of the multiple frustrations and shocking poor service . A final point the fixed fee we were quoted did not end up as such . We just wanted the sorry saga finished. I also noted that the bill was sent to be paid at the time of completion. I do not recommend this company and suggest the reviews be examined in full not just the positive remarks. 5/11/25*** as requested contact details given . 1 star just because there isn’t an…

1 star just because there isn’t an option for 0 star. Where do I start from? We are currently in an ongoing patronage and it has been nothing but a frustrating experience. How could you let us deal with a conveyancer who never communicates? To have a single word with them is outrightly impossible. We literally cannot get a hold of anyone. Zero comms on what is going on with our file. Not cool!

We also appreciate our solicitor, Shafa, who has been great throughout the whole process from start to completion. She met all deadlines, pushed the buyer’s solicitors when there were delays on their side, and answered our questions quickly and clearly. The Emily Knill Experience

Me and my partner were buying our first home, after doing my due diligence and researching solicitors who specialise in buying/selling property I came across Gordon Brown Law on trustpilot (rated number 1 at the time) and I saw so many great reviews it was difficult to choose another firm. I saw many reviews mention the name Emily Knill and when she was appointed as our solicitor there was only one thing left to do, put my feet up and wait for the good news, great solicitors with excellent communication. I'm excited to be in my new home and the process was very very smooth. Will use again if required.
