Completely INCOMPETENT…

Completely USELESS and INCOMPETENT institution! Complete waste of tax payiers hard earned money! Not to mention the illegal connections and friendships they have with most housing companies.Everything with the "ombudsman" in the name is sinonim with USELESS.

Don't bother, get a decent solicitor instead.

Our landlord is trying to build flats on our flats. It's been a disaster. They have broken our roof. I've been in temporary accommodation for most of the year (except a period over the summer when I was made effectively homeless as my landlord refused to continue to provide temporary accommodation despite water coming through the ceiling). I referred the matter to the ombudsman, but they have taken no action. I would advise finding a reputable solicitor to take a no-win-no-fee case instead.

Totally clueless and incompetent

Totally clueless and incompetent. They banned me from contacting them because they said I had made too many complaints about the council and incompetent Housing Ombudsman staff (including senior managers). They said I was only allowed to submit council complaints to them through a representative - which I could not find, so they have prevented me from sending them council complaints for years. They said I was not allowed to make any complaints about Housing Ombudsman staff either - even though most of my complaints against the council and Housing Ombudsman staff were upheld. I sent them an appeal against their contact ban years ago which they never replied to and whenever I tell them they haven't replied to it they refuse to speak to me because of their contact ban.All ombudsman are just Govt quangos designed to fob people off, with no real powers or objectivity. And there is no-one you can complain to about incompetent Ombudsman either, so they can be a law unto themselves..

corrupted CROOKS!! absolutely rubbish, takes 4 months for them to contact you, then they dont read emails right and mess people about, dont waste your time, take it a 'proper legal advisor' they will always be on the housing associations side

Following my recent experience with this Public institution, I truly consider that the Principles of being " FAIR AND IMPARTIAL" investigator, have a SIGNIFICATION OF METAPHORS , and they ARE USED WITH THE PURPOSE OF CREATING AN UNREALISTIC /IDEALISTIC WAY OF PRESENTATION OF HOUSING OMBUDSMAN SERVICE.AS LONG TIME AS THE CRUEL REALITY OF SOCIAL HOUSING SECTOR ,THE ABUSIVE AND NEGLECTED ATTITUDE FROM PART OF THE SOCIAL HOUSES PROVIDES will be treated/ dealt with on a SUPERFICIAL MANNER , while the tenants of these SOCIAL HOUSING PROVIDERS ARE ABANDONED FOR YEARS AND YEARS ON MISERABLE CONDITIONS OF " ACCOMMODATIONS" FULL OF MOULD AND DAMP, without any HUMAN CONDITIONS OF LIVING, ( SPECIALLY THINKING ON OUR CHILDREN), AS LONG TIME AS THIS ATTITUDE WILL GO ON, THE SITUATION OF SOCIAL HOUSING SECTOR, IMPLICITLY THE CUSTOMER SERVICE PROVIDED BY THESE SOCIAL HOUSING PROVIDERS, WILL BECOME BELOW ZERO STANDARDS .ME and my disabled child, WE HAVE BEEN LIVING 8 YEARS, I HIGHLIGHT AGAIN, 8 YEARS , IN A TOP FLOOR MAISONETTE, WHOSE LOFT INSULATION WAS NEVER EVER INSPECTED, WHOSE ENERGY PERFORMANCE CERTIFICATE ( ISSUED ON APRIL 2011,) WAS BASED ON CLONATION PROCEDURE , WITHOUT ANY INSPECTION OF THE PROPERTY, WITHOUT BEING TAKEN ANY PHOTOS. THIS CERTIFICATE WAS SUBMITTED AT THAT TIME ON THE GOVERNMENT WEBSITE. I AM ASKING: DID SOMEONE LOOKED AT THAT CERTIFICATE AND AT THE MANDATORY DOCUMENTATION REQUIRED , TO SUPPORT THAT ENERGY PERFORMANCE CERTIFICATE???NOBODY.MY LANDLORD, WHO IS A SOCIAL HOUSING PROVIDER IN BATH AND NORTH EAST SOMERSET, NEVER, EVER, DID NOT INSPECTED THE PROPERTY LOFT, UNTIL IN MARCH 2023, AT THE REQUEST OF HOUSING STANDARDS AND FOLLOWING THE INSPECTION OF HOUSING STANDARDS.THE FINDINGS OF HOUSING STANDARDS WERE TERRIBLE, CONSISTING IN AN Accommodation FULL OF HEALTH RISKS HAZARDS.ME AND MY CHILD , WE HAVE BEEN LIVING ALL THIS PERIOD OF TIME - 8 YEARS, WITH THESE RISKS HAZARDS , DUE TO THE EXTREMELY NOT HUMAN CONDITIONS OF LIVING, PROVIDED BY MY LANDLORD.MY CHILD IS NOW 9 YEARS OLD AND SHE IS DISABLED.WOULD ANYONE FROM HOUSING OMBUDSMAN SERVICE HAVE LIVED IN THIS KIND OF " PROPERTY"??WITH A CHILD??I DON'T THINK SO.I THINK THAT THEIR REALITY IS TOTALLY DIFFERENT AND THEY HAVE NO IDEA HOW IS TO LIVE LIKE THIS, WORSE THAN AN ANIMAL..THIS REALITY IS OUT OF THEIR KNOWLEDGE .BUT THIS IS A REALITY FROM UNITED KINGDOM, IN 21 ST CENTURY, AND THIS WAS THE REALITY FOR ME AND MY CHILD, DURING 8 YEARS .THESE CONDITIONS OF LIVING ARE AGAINST OF ANY HUMAN RIGHTS , AGAINST ANY DECENT CONDITIONS OF LIVING STIPULATED BY THE UNITED NATIONS ORGANIZATION, WHOSE UNITED KINGDOM IS A PERMANENT MEMBER. IF IS TO TAKE MY SITUATION ( SINGLE PARENT WITH A DISABLED CHILD)- VULNERABLE PEOPLE AND YOUNG CHILDREN, THE SITUATION IS TOTALLY NOT ACCEPTABLE.THE WAY HOW THE HOUSING OMBUDSMAN SERVICE DEALT WITH MY COMPLAINT RELATED WITH THIS MATTER IS TOTALLY NOT ACCEPTABLE, UNFAIR, WITHOUT CONSIDERING MY EVIDENCE , PROVIDING A VERY CROPPED, INCOHERENT AND INCORRECT ANSWER DETERMINATION, AND THE REVIEW DETERMINATION WAS PRONOUNCED IN ONLY 10 WORKING DAYS.CONSIDERING ALL THESE ARGUMENTS, I FIRMLY REQUEST TO THE MINISTRY OF HOUSING COMMUNITIES AND LOCAL GOVERNMENT, TO THE PERMANENT SECRETARY MRS ANGELA RAYNER, TO THE MINISTER MR MATHEW PENNYCOOK , TO THE MINISTER OF LEVELLING UP COMMUNITIES AND LOCAL GOVERNMENT TO STEP IN AND TO INVESTIGATE THE WAY HOW THE HOUSING OMBUDSMAN SERVICE DEALT WITH MY CASE WHICH DESCRIBES A SITUATION OF EXTREME GRAVITY.THE WAY HOW THE HOUSING OMBUDSMAN SERVICE DEALT WITH MY CASE REVEALS ASPECTS OF EXTREME GRAVITY AT THE HIGH LEVEL, OF UK SOCIETY, ASPECTS WHICH NEEDS TO BE INVESTIGATED BY THE UK GOVERNMENT / MINISTRY OF HOUSING COMMUNITIES AND LOCAL GOVERNMENT, AND TO BE TAKEN RADICAL MEASURES.PLEASE GET IN TOUCH WITH ME FOR ANY INFORMATION RELATED WITH THIS MATTER. I AM ABLE TO PROVIDE ANYTHING TO PROOF MY AFFIRMATIONS.IF I AM THINKING THAT THE HOUSING OMBUDSMAN COLLABORATE WITH THE REGULATOR OF SOCIAL HOUSING PROVIDERS, THEN THE CONNECTION IS EVIDENT AND EVERYTHING MAKES SENSE...IT'S LIKE A EQUATION OF CAUSE AND EFFECT.The CAUSE IS REPRESENT BY : REPORTS SUBMITTED ON THE GOVERNMENT WEBSITE WITHOUT BEING VERIFIED BY ANYONE, UNREALISTIC, BAD LANDLORDS, WHO ARE NOT COMPLYING WITH THE LAW, GENERATING COMPLAINTS , WHICH ARE SUPERFICIAL INVESTIGATED, WITHOUT CONSIDERING THE EVIDENCE, , AND AS RESULT THE DETERMINATION OF THESE COMPLAINTS ARE VERY INDULGENT, UNFAIR FOR THE CUSTOMERS PREJUDICED.AS CONSEQUENCE OF ALL THESE PREMISES, THE EFFECTS ARE ONGOING, CONSISTING IN A VERY LOW LEVEL OF STANDARD OF THE SOCIAL HOUSING PROVIDER ( MY LANDLORD IN THIS CASE)MY AND MY CHILD CASE WAS/ IS TERRIFIED.WHAT A SHAME.PLEASE READ AND SHARE.

Was it really worth all the hassle

Summing up -Following issues with my landlord that includes staff making false allegations against me that are purportedly grounds for eviction a complaint was made to the HO- having read a number of reviews prior to makin a complaint I was not sure if it was worth the effort and hassle , after waiting Approx 18 months for an investigation report and determination I can honestly say with all sincerity , if you have another viable option for recourse then take it , in my own experience most of the bad reviews are true, despite a significant amount of evidence that includes my landlords own records and correspondence that substantiates the allegations made by the staff of my landlord to be untrue , the HO will not detail this fact within the report , this is purportedly a legal determination which by all accounts they do not make despite evidence , they only deal with service failures but when a number of my landlords statements are proven to be false will quiet happily state your landlords statement is reflective , An odd sentiment as purportedly the HO only deals with facts , included in the investigation report was inconsistencies within paragraphs relating to 3rd party organisation statements , however despite taking this up with the HO DPO officer due to the HO complaints team not dealing with any complaints that relate to investigation outcomes or reports , The HO DPO officer has refused to address the inconsistencies and implies the inconsistencies are opinions and that is acceptable , even though the opinions are inconsistent with facts , not forgetting the HO likes to remind the tenant repeatedly they only deal with facts , ( the mind boggles ) evidence I sent in also purportedly didint arrive despite Gmail confirming it was sent on a specific day and time , the evidence from a 3rd party organisation demonstrated clearly my landlord was making false allegations against me ,unsurprisingly the HO claimed they did not have it at the time the report was issued , I appealed and still had to battle for the inclusion of a statement from a 3rd party organisation, and still the HO under the assessment and findings heading despite statement from 3rd party detail my landlords statement as fact ( twilight zone ) strange as my landlords statements claims I was aggressive, threatening and abusive including made threats to a 3rd party substantiated to be false by 3rd party , decide for your self all that was stated was when referring to one of my landlords statements to said 3rd party " thats a load of old ( sounds like Bullocks ) I was threatened with eviction and subsequently have been repeatedly on the basis of provable false allegations , legally unfounded threats of eviction constitute harassment ref Worthington vs Metropolitan housing 2018 , despite referencing this legal precedent the HO will not go any where near it . I could go on, however if your happy to wait up to two years, sending in emails chasing their mistakes battling to get mistakes corrected ( they dont like admitting to fault and mistakes made by their staff ) and ultimately being disappointed due to the HO believing if your landlord has made an insincere apology and said they would do better is acceptable recourse despite the LL continuing with exactly the same conduct then carry on , however as stated if you have the option of other recourse then take it , do not waste your time , do not forget the HO only deals with service failures and they will not make a legal determination and in my experience and I hate to say it they clearly are bias in favour of the landlord despite the HO statement that they are impartial . ( I had really hoped i would not have to say that )

WHAT A BUNCH OF CORRUPT CROOKS !!!!!They side with the housing association no matter what. You could have rock solid camera footage. They'd still side with them.Citizen housing were adding money into my rent account ILLEGALLY and then claimed I was in arrears. When I provided clear evidence and even an admission from Citizen housing, they still sided with them.I asked the housing ombudsman to prove it, show me evidence. They couldn't and went full SHUT DOWN AND GASLIGHT MODE. They are CROOKS !!!!!! SHUT THESE EVIL CRIMINALS DOWN ASAP.

Another Failure by an Ombudsman

I raised a a approximately twenty page complaint against our local Housing Association and before I even placed the complaint I had raise a complaint against the Ombudsman for failing to reply to emails in the times they stated on their website.It has been months since presenting the complaint to the Ombudsman I received an email stating confirming that accepted my complaint and it would take twelve weeks to reach a decision.

Shocking not impartial don’t waste your time

Housing ombudsman service should be shut down they do more damage than good. They are not impartial as stated always side against you with council. How can a big organisation lie so must be tenant lying. If was not desperate. Why do we come to this service to wait over year to be treated like a fool and ignored. As we have to believe someone will listen to us. It’s absolutely shocking. They never contact you . When you call they as always say ad one one will get back to you within 5 working days this is a lie I kept having to chase them. Sent them pictures of damp mould on my furniture ended up in hospital 3 times but still found in favour of council. My cases been ongoing since Jan 2023 up till now. Support letters sent to council and ombudsman service to be ignored.
