Oh Dear. If only I had read the reviews first. How is this company still in business? The greenhouse was 4in short, so didn't fit on the hard pad. Pieces not pre-drilled and some bits not fit for purpose. Absolutely no means provided to speak to anyone. Some really shoddy bits. Fortunately we had TWO experienced chaps who managed the many niggling and serious things that were not right, but it took 1½ days to get this workable, thus adding hugely - nearly double the cost of the greenhouse! AVOID

5 years ago I took apart a rotten shed.
Cut out all the rot.
Rebuilt it and by this time it was at least 18 years old.
That will still be standing in 10 years time.

Then on to our New billy oh.
Bought for our new house.
Waited Months for delivery.
Told 6 to 8 weeks.
Parts missing.
Not just any part but a front panel to sit right side above and to the side of the door. A totally randpm part not even for this shed .
My partner contacted them.
And they sent out exactly the wrong part again that had nothing to do with our side.
So we had to make our own part out of the 2 wrong parts that we were sent.
Then came the build.
Nothing lined up. Panels warped into orbit.
A bowing roof. A roof linning that tore off in the first bit of high wind it had the pleasure of experiencing.
Doors dont line up.

Perspex glass 3 out of 4 piece cracked or chipped.

A floor with a 2 day pre prepared base for it to sit on.
Leveled with a spirit level to perfect.
This floor had more movement than your average earth quake.
Creaks and flexes every time you walk on it.
Sourced some decent perspex from the Internet.
Fitted it with Billy Oh's frame work.
And the shed is soaked internally.
Nails poking out that I cut my hands on several times.
I am a skilled professional .
Trained and very acute attentions to details.
I have built this piece of crap to the best of my abilities. And I stake my life on that no one out there could of built this better than me.
And its still junk.
OVER 700 QUID .
Its not made of proper wood.
Its made of Balsa.
Cheap nasty junk.
Not worth 200 quid.
The only reason its still standing is the fact I have used Spax T20 screws.
Constantly bashed it to get the sides to fit.
Prefilled everything.
The instructions are utter crap.
Customer service useless.
I despise everything about this purchase.
I came very close to using it for entertainment on Nov 5th for obvious reasons.

Im not joking when I say I have had better quality cardboard boxes from China than this firebalsa wood.
Disgraceful hoe this company is allowed to trade.

Just a group of con artist that knows how to market crap to honest hard working people.

9x6 greenhouse. really really regret not checking the reviews. i had to give one star, as no option for less. framing is made out of cheapest wood you can get full of knots and some holes where they have fallen out. White wood filler used in many places to fill defects. the sizes quoted, i think some one has a bad tape measure, as they are out. building instructions are an enigma. panels and fixings used on them, not finished off. i could go on, but what's the point it was my fault for not doing my homework. even the advertising pictures don't show the fittings on the roof panels. My suggestion, DO YOUR HOMEWORK AND CHECK REVIEWS

The customer service from this company has been extremely poor from start to finish. Emails are rarely answered in a timely manner (if at all), phone calls go unanswered, and the person supposedly handling returns is never available to speak to. When they do respond, the only thing I’m told is that they “understand my frustration” — but nothing about their actions suggests they actually do. The responses feel scripted, dismissive, and as though they simply don’t care.

The quality of the building is unacceptable. There are large gaps in the structure and the roof rubber supplied was not even big enough to cover the roof properly. Multiple parts were missing at various stages of construction, causing repeated delays. Replacement pieces were only sent over a week later, despite the company insisting the building must be assembled within a 4–6 week timeframe. It’s unreasonable to impose installation deadlines while failing to provide a complete kit or adequate support.

The company is not available on weekends and is barely reachable during the week. When you’re mid-build with missing parts, waiting days just to get a response is completely unacceptable.
We have asked the company to dismantle and collect the building, as it is unreasonable to expect customers to take apart a defective structure themselves after spending so much time putting it together, yet so far they insist this is our responsibility.

Overall this has been a stressful, frustrating experience. I would strongly advise anyone considering purchasing from them to think twice — once they have your money, customer support becomes almost impossible.

I'm gutted I had to give these fraudsters 1* order number #BS432607, when I was looking for a log cabin i was looking for a 8x4m cabin and a 4x3m workshop to do my experiments in.

The Lead time was 2-4 weeks or 4-8 weeks for pressure treated so I expected delivery early December at the latest, I got an email from them on the 29th of November your she'd is almost ready. I had a builder lined up to erect it, that id paid a 50% retainer, as by then I'd seen tbe awful 1* reviews popping up everywhere, I'd never went looking for them as I'd seen the 5* ratings on their feedback.

So I'm patiently waiting delivery as December I'm informed by a hospital that a consultant orthopaedic surgeon had butcherd me after an accident, so a lot going on, letting this company know i was having problems and I needed dates seems to have alerted them to the fact I had personal problems.

Second of January i contacted them again to be told it was still in production, I told them it was about to lose my builder, they said it was on schedule, I said how's that when I purchased it it was advertised as 2-4 weeks, and 4-8 weeks pressure treated, as i wanted this to last out my life, i went for the pressure treated model.

I left it until week 18 I then cancelled, just to be informed it would be finished the week commencing 2nd February and they would pressure treat it, then dry it out and organise a delivery date, and because I'd read so many reviews of people cancelling, then a random pile of wood getting dropped off, then weeks turing to months passing to get them to take it back and then weeks turning to months to get the refund.

Just to avoid that I took a screenshot of the cancellation. And I opened a dispute with PayPal.

I then got an email that a refund had been issued to my original Payment method. I then replied that I'd bought one off Dunster house and they can deliver 2 days after cleard Payment. I told them if they have refunded me amd I get no more hassle I wouldn't make a review.

Big mistake Kybotech, you tried to con me, the first thing i did when they said they had refunded my money was to contact PayPal to find no such refund was made.

Big mistake Kybotech as I screenshot everything, so i have tbe order screenshot, with the 4-8 week deliver date. I regularly checked billyoh.com to check deliver dates, and the longest was black Friday it was then advised as 4-9 weeks delivery for a pressure treated 8x4 max fraya with double glazing and uprated floor.

So this order was fraudulently taken by Kybotech, to deliberately give a false delivery date is fraud by misrepresentation a serious criminal offence Mr Charles Edward Walton, the fraud act 2006.
The Fraud Act 2006 governs this offence, which requires the prosecution to prove that the defendant acted dishonestly and with the intent to make a gain or cause a loss. Well he made a profit holding my £5,542 for 20 weeks and counting.

I've reported him to the police crime number RF26020097479c so if anyone wants to join in quote that number to Action fraud.

Kybotech are now getting investigated by PayPal again for fraud by false representation, the thing is paypal.com has screenshots of the website delivery dates. And paypal get the delivery date on all orders. Hopefully paypal suspendes them from their platform.

Next I have made a complaint to the insolvency service CC-2026-146605 if you want to join the complaint through the CMA website.

Trading Standards complaint number CCA-5554987.

It's fraud by false representation to take an order giving delivery details they know they can't meet. Any production delays is their problem not the customers.

The police asked if i will go to court to give evidence, sure will, and i have everything screenshot and printed out. As I began to read the bad reviews with the fraudsters shady and illegal practices i recorded everything, especially Emily Jane on Facebook who gives all the people to report them too. Good stories customer complaints, garden buildings direct / billyoh / kybotech customer complaints and stories Facebook group. The warning came very early when I couldn't open their emails. And just for anyone who doesn't understand the distance selling regulations, you can cancel the order up to 14 days after the last parts delivered, without giving a reason, by law they have 14 days to issue the refund, they seem to think uk consumer law's are recommendations they are not they are called consumer law's for a reason. And I ran a business, it taks seconds to issue a refund, not 14 days they are just trying to hold on to the money for ad long as possible. Their business model is built of fraudulently getting peoples money and holding onto it getting interest, not just the products they actually sell.

I ordered a 22 x10 DoJo summer house in April 2025, advertised lead time 12 weeks. Initial delivery was September which was actually 20 weeks (2 months late). Initial delivery had substantial items missing, 90 floor bearers so construction was again delayed. Missing parts arrived another month later, still had a couple of bits missing! Also instead of building in the summer I ended up building in the autumn with wet weather and materials.
You must chase this company constantly, phone, email and fulfil any requests they make, I had to send a list of missing items and photos of what I had received.
I rang every day, I also paid by credit card to ensure I had charge back and bank refund coverage, which I threatened Billy Oh with.
I consider myself to be a good DIY practitioner, however the instructions for this build were neither simple or easy to understand, within them they refer to other instructions, which I had to ask Billy Oh to send me as they are not on their website.
I finally finished my building in late October 2025 some 6 months after ordering, I had to trim adapt and deal with numerous issues during the build not least the swollen wood as a result of it sitting months in my garden waiting for missing parts.
The building was initially advertised at £10,000 to buy but I bought in one of their frequent sales it was under £6,000. It would have gone straight back if I’d paid the 10k price.
I’m afraid I cannot recommend Billy Oh to others and although I now have a fully built garden room, I have achieved this in spite on Billy Oh, not because of them.
If you do buy from them then patience and perseverance are key to getting what you want.
I am happy with my finished building , but getting there was a slog.

This product is incredibly disappointing. I purchased a 6x6 greenhouse in March 2025, and after less than a year, it feels like it's been around for 25 years. Everything about it is just unacceptable.

Extremely frustrating experience with long wait times

I have been waiting for over 9 weeks with minimal communication from the support team. When I inquired about the delivery timeline, the response was simply, 'you just have to wait. You are a priority… it will be worth it, and please stop emailing.' This feels like a joke! I regret placing the order and wish I had read the reviews first. I now have a base that was completed 6 weeks ago, and the builders have moved on to another project, leaving my items covered with a tarp. Why can't they check their planning schedule and provide customer service with at least a rough estimate? If I'm a priority, I can only imagine how others are being treated.

Disappointing Experience with the Shed

As a caretaker at a primary school, I was advised not to file a complaint due to the school's affiliation. However, I feel compelled to share the issues I faced with our shed. The delivery time kept extending, and when I raised concerns, I was told to read the fine print. Eventually, I received a last-minute call that the driver was nearby, which was frustrating since I was promised advance notice. Upon unpacking the shed, it was soaked, and there was a significant size difference between the floor panels. The sides were warped, with some wood appearing rough and moldy, suggesting it had been made long before. The roof trusses were flimsy, and I had to replace them with sturdier materials. The roof assembly was problematic, with many joints failing due to poor packaging. Additionally, the roofing felt was damaged, causing further issues during installation. The door was oversized, requiring adjustments, and the window glass did not fit properly. Overall, this was not a proper kit but rather a collection of poorly made parts. Had I known, I would have sourced materials locally and built it myself. I strongly advise against making the same choice I did.

Disappointing experience with the service

I've encountered poor service before, but this situation compelled me to share my frustration. After receiving a shed in March, a significant piece of the back wall was missing, leaving a noticeable gap. I had to pay someone £250 for assembly, and the only resolution offered was to pick up the old shed and deliver a new one, without addressing the missing part or providing a new shed with the necessary piece included. I've exchanged around 20 emails seeking a solution, but to no avail. Additionally, the shed itself is of very low quality, with dents all over and it leaks more than expected. Update: To obtain the missing part, the only solution presented was to dismantle the shed, return it, and reassemble a new one, which would cost me another £250! Why should I bear that expense when the error lies with the service? I've been given the runaround far too often. I either want a significant refund or the missing part delivered.
