Review Time
Turned up 90 minutes before the booked appointment, I accommodated them despite it being the wrong time.Was in the house for less than 5 minutes, was told they just need a picture of the toilet and sink to show its ‘habitable’, 2 weeks later we get notified the house has been devalued by 20k.Took no interest in the overall condition of the property as it’s been fully renovated. I asked if they wanted more information or questions on the house but was told ‘no, there won’t be an issue’Seems like it’s not an isolated incident.Update since the reply - copy and pasting the same reply to everyone instead of speaking to the actual experience, speaks volumes in itself
Requested a survey of a property that I'm looking to purchase. Stuart's report was thorough with useful detail which has helped me evaluate causes for concern and how much I'm likely to need to spend to make good serious concerns. Would recommend and would use their services again in future.
Connells were acting on behalf of my lender for a valuation survey.Received a phone call out of the blue from a youngish woman with a southern accent. She sounded bored of my conversation and like I'd disrupted her day, when she was the one who phoned me. She didn't explain that she was acting on behalf of my lender as I'd assumed it was for my homebuyer survey until she mentioned it was a valuation. Other than that she gave me most of the details I needed and got me booked in pretty quick. The night before, I received a text with a 2-hour window for arrival as promised. The surveyor himself was a lovely local chap, Adrian Goulding. Made a huge fuss of my dog and did what he needed to do in around 15 minutes. I'm buying the property from my landlord so I feel like my situation is slightly different to others who have reviewed. The surveyor himself was lovely and the information I received over the phone was detailed. Just the attitude of the woman I spoke to that ruined it for me
The Surveyor for our Area, Julie, is a wealth of information in terms of the local area, highly professional and makes time to explain things as she goes along. She is non intrusive when the houses are tenanted and always is polite and kind to them. In terms of valuations I honestly believe having used several valuers in and out of area that Connells are really the only people that value at the right values, regardless of whether they feel low or high, when looking at comparibles myself through Rightmove her numbers are always on the money, if I do feel they have come in low she will always show me how she has come to those numbers and always this makes perfect sense. I have worked with unrealistic landlords who believe houses are worth 20-30 % more than they are and I always tell them if you get Connells you will get the right and honest valuation which for me means that myself and my landlords do not over leverage which in real terms is very important.
We’ve recently applied for a mortgage and Connell’s did their survey. They have not valued the house and deemed it unsellable as it’s a right to buy property and they believe that the surrounding properties are all council owned. This is in fact not the case and we have provided evidence of this including details of properties recently sold and currently sold subject to contract however they are still refusing to reconsider. Even the lender cannot understand it given the evidence provided. This has left us in a really difficult position with little understanding of their viewpoint. Edited to respond to the response:We completely accept that different lenders have differing criteria’s and that this may be a criteria of that particular lender. The difficulty we are having is it’s based on in factual information and despite us providing evidence of this, so far this is not being reconsidered.
