The surveyor who attended my property was very professional, and had a very pleasant and friendly attitude.Not only was the valuation 100% correct, he was also very knowledgeable in his field.I would have no hesitation in recommending the surveying and valuation services of this company to others.5 stars all over the board.
Connells were commissioned by our buyers lender to conduct a survey of our property. This was a rescheduled survey as the first attempt could not go ahead due to the surveyor being unavailable. I explained to Connells that due to work commitments I would only be available in the afternoon of the rescheduled survey, the surveyor arrived in the morning stating they had not been made aware of the request for an afternoon appointment. The surveyor then spent a very short period of time surveying our house (Approximately 20 minutes), less time in fact than the three estate agents we had originally booked for valuations. Early the following week we were informed by our estate agent that Connells had undervalued our house by 10.8%, a staggering £35,000.00, which meant our buyer could only get a mortgage for a substantially reduced amount. When our estate agent contacted Connells to ask were they got this figure they cited the same response that they copy and paste into responses on this site, that they are contracted to the lender and will not discuss the report with the estate agent. There is no transparency or openness with Connells valuation process what so ever, a matter I have raised with the Royal Institution of Chartered Surveyors (RICS), as Connells should not be hiding their practices and processes. The estate agents in our area are very close, they don't often compete, and none of them can work out were Connells got their figures from as we took the lowest estate agent valuation and reduced it further for a quick sale, yet Connells have somehow undervalued all them by £35,000.00. The result of Connells actions is that our chain will collapse, neither we or our buyers can cover a £35,000.00 deficit. I can see from previous responses from Connells that they do not like their surveyors to be named in reviews, which again confirms the total lack of transparency in the way they do business. But they should be named, as they have no concept of the human cost of what they do, the stress and anxiety that they cause as well as the futures they destroy. Everyone involved in our chain regrets ever hearing of Connells.
Did a level 2 survey on my house, received a copy from the potential buyer of my property. I couldn't believe what was written. May aswell have condemned the house.After picking myself up off the floor I had a builder & roofing contractor come round and give me their opinion, needless to say it was virtually the opposite of connells.My advice to anybody who has the misfortune to have this company do a survey on their property be prepared for the buyer wanting a very large reduction on the price the house was valued at.STAY WELL CLEAR.
Avoid, avoid, avoid. If you are arranging a re-mortgage and the lender is sending these poeple then cancel the appointment and ask for another surveyor, or get another lender. After having a survey done, they came up with a value of over £70K less than previously valued only the year before by a local estate agent and a local, more reputable surveyor. They took no account of a property that was almost identical, which sold only a couple of years earlier for over £30k more than my valuation...and i have had an extension and new kitchen amongst other things. When i made a complaint, they couldn't discuss it as it was confidential between them and the lender. Further complaints led to a reply which was over a week later due to, and i quote "the complex nature of the complaint". The actual response could've been written by a 10 yr old child it was that basic. This company are useless and judging by all the other negative reviews, it’s a wonder that they are still used by lenders. If i could give no stars i would and i will be following their pathetic response with a formal complaint to the RICS, not that it will make a difference. Again, avoid like the plague.UPDATE:As you can see, the usual cut and paste reply. What a poor excuse for a ‘professional’ company.
Here for ten minutes and greatly devalues the property, doesn’t appear to have taken into consideration properties that have recently sold within the area either or the difference in my property to those that have sold! Would not recommend, however I fear that most surveyors are the same!
I would strongly recommend using Connells to survey and value your properties.They have surveyed numerous properties for us and there service from start to finish is very professional and importantly have a very fast turnaround.I would like to thank Adrian for his professionalism and excellent service he as provided on numerous surveys 10/10 thank you 👍
