Shocking management, i have just done 2 days as a 2nd fix plumber on one of there sites, site manager is a disgrace, no man management skills what so ever, and they wonder why nobody stays long, The site manager doesn’t have the right tp speak to anyone how he did to me,And will not accept it, been in the trade for 35 years, the quality of there houses, and other trades is very poor, The pay is ok if you want to work without breaks and are willing to go bull at a gate, I prefer quality over quantity, for a good days pay, Very poor, Well, after the reply from Vistry, they need to tell there management to lead by example! And not walk where he is telling others that they are not supposed to, what a farce, and very aggressive towards me !!
I’ve emailed and called Countryside Properties / Vistry numerous times over the past week regarding an urgent update on our Deed of Variation — specifically whether it has been sent to our management company.The deed has already been executed, but our management company needs the physical copy in order for us to complete our sale. Despite leaving messages and sending multiple follow-up emails, I’ve had no response from anyone.All parties in our chain have been ready and were relying on a completion next week, but due to the complete lack of communication and accountability from Countryside / Vistry, it’s now looking very unlikely to happen.This delay is causing unnecessary stress and could jeopardise our entire sale. Extremely disappointed with the level of customer service and urgency shown, especially given how many families are affected when completion dates are missed.
Now been threatened by the senior management team who are absolute bullies and our issues remain and are getting worse day by day cannot even get a response head office number rings leave a message and still nothing someone needs to sort this out because Vistry are making our lives hell
I purchased my home from Countryside (now Vistry) in April 2021, believing everything was above board. What I’ve come to learn over the past four and a half years has been nothing short of devastating.Countryside were aware as far back as 2019 that my property, and seven others, were not built in accordance with approved planning permission. They even submitted a retrospective application in September 2019, yet this was never disclosed during the sale. In fact, the contract included a warranty stating the property complied with planning regulations.I only found out the truth in February 2024, when Walsall Council contacted me directly. Since then, I’ve been stuck in limbo, unable to sell my home, facing financial uncertainty, and dealing with constant emotional stress. It’s now October 2025, and we are still no closer to a resolution. That’s over 20 months since I was first made aware, and more than six years since Countryside knew there was a problem.Countryside initially promised resolution by June 2024, that deadline came and went with no explanation. Since then, communication has been appalling. For the past four weeks, I’ve been trying to speak to the Director. Every time I’m told he’s unavailable, busy, in training, or in a meeting. Today I was promised a call, but instead received yet another generic email saying, “be patient, we’re close to resolution.” When I pushed for a call, I was told the Director is now on holiday for two more weeks.This situation has taken a serious toll on us mentally and emotionally. We don’t know where we stand legally or financially, and we’ve received no support, no empathy, and no accountability from Countryside/Vistry. Just empty promises and delays.If you value peace of mind, transparency, and basic human decency avoid Countryside/Vistry at all costs.
We purchased our 'dream home' knowing that we would need to pay maintenance fees for the upkeep of our development once all the works had been completed.However, Redrow/Vistry have passed off their own maintenance costs onto the residents even though our transfer deeds clearly states this can't be done until all the works have been completed.The result of that is a company called Gateway are constantly demanding money from the residents even though they refuse provide any evidence that they've been appointed.Living opposite the park, we are reminded every day about the poor quality of the play park to name just one item that has not been completed to the standards we were promised when we bought our home.Buying our dream almost broke us financially and now we're having to fork out even more money to get our development to the standard it should be.Dreadful company. AVOID!!!
We purchased our home on Abbey (Shabby) Farm in 2018 and were promised a beautiful landscaped development you would be proud to live on.The reality 7 years later is an absolute disgrace , playparks not fit for purpose , landscaping not finished to an acceptable standard and the company attempting to wriggle out of there obligations with retrospective planning submissions.I notice a lot has already been said by very unhappy residents on this development and I cannot recommend anyone purchasing on a new build estate if this company are involved.
Abbey Farm - Swindon1 star is being generous!I Purchased my linden home 8 years ago. I’ve had damaged render that has been painted and shouldn’t have been, thermal images taken that conveniently went missing. The list of snags were endless & still to this day never got finished.They haven’t finished the development, dead trees, poorly finished play park equipment & are now trying to go back to planning so they don’t have to do the work and the residents have to pay. They appointed a management company to maintain the development for them but they are making us pay when the development hasn’t been signed off.Their business ‘Values & Mission’ most definitely hasn’t been met with this development and many others.
We moved in via Linden in 2017. It took 3 years to get all the snags fixed not to mention the fact the house wasn't built to spec so had to be amended and rebuilt. Not to mention longer term issues that have transpired from building gardens with soil made of stone. The main issue is the fact that for the past 5 years the developers have failed to finish the estate to a condition that a management would then adopt. Dispite that, unlawfully they appointed a management company that have been charging residents thousands of pounts to rectify mistakes that the developer should be paying for. I have requested a refund of all fees paid to the management company as they should be the cost of the developer. 8 years later and they still haven't handed over the land and instead of fixing issues at their cost they are trying to force through planning amendments instead. Issues in the future being passed onto the residents over the long term. I wouldn't buy another house from this group that is for sure.
Have problems with my house through no fault of my own and they refused to help. Despite it being within my year of defects period. Rude and unhelpful. I would avoid any projects involving Vistry at all costs.Editing because I missed the response for more information. So we moved into a house. We noticed a small red mark under the bath creeping out. It kept getting worse. We realised there was a tiny trickle of water going down the bath when we showered. Through a little gap. It looked like something was missing on the shower door. We contacted Our housing group for a repair and they didn’t reply for some time. Eventually after a few attempts of emailing the email I was told to use we got a reply in July after I used the portal rather than the email id used previously. I was given a date for vistry to visit and I told the women on the day before the visit. I’m not sure I’ll be in as there had been a death in the family. They agreed we would try anyway. I was not in for the visit. When they called I apologised and the person visiting was polite and understanding. In the time we waited the hole was covered to cause noFurther damage. I had tried since to contact platform housing with no response after a few attempts over the coming weeks. ( I couldn’t try often as I work two jobs and have 4 kids one of which is severely disabled making things like this extremely hard to organise) They called me while at work. I missed it, I replied when I could arranging a visit from shacklocks. They came out but I kept getting emails saying please reply as we missed you. I assumed as I had arranged visit these were a mistake or just sent out before the visit was arranged. Shacklocks came and confirmed a piece is missing and that has caused the damaged floor. They have ordered the missing piece and seals the hole for now. After this I got platform contact me saying I didn’t let shacklocks know arrange a visit, or vistry to fix a separate issue. Both I had arrange and they had been to my house and done the work. Bad communication between services. Not my fault. I have then raised the floor issue again and been told they won’t be fixing it because I did not answer the door. At no point other than the time I said I may not be in did I not stay in touch or attempt to stay in touch. The way I’ve been treated by vistry and flat out denied for them to correct the issue is extremely unprofessional. The staff that work for vistry have been cordial and professional. Nothing bad to say about them.
