£400,000 house with a warranty shorter than my hoover!

⭐☆☆☆☆Edited after response:Firstly, I am not called Paul (perhaps that’s one of my neighbours?). I also have not refused anything — what I have said is that I will not accept rubbish being removed until a full investigation has been carried out. To date, the only actions you have offered are to remove rubbish and, latterly after a Stage 2 escalation and a ridiculous amount of wasted time going back and forth by email, to secure the loose supply pipe we ourselves discovered moving freely under the bath. That is not the problem. The actual issue is the leak from the waste pipe, which has left us without a functioning bathroom. Many of my neighbours are now reporting the same issue, and one has already had a plumber confirm it was caused by poor workmanship and incorrect installation. This is clearly not an isolated defect. I will await your response to my MP, but if you continue to dismiss this, I will have no choice but to escalate legally and pursue recovery of my costs for the time, stress, and inconvenience caused.————————————————————-Ongoing nightmare – poor workmanship and zero accountabilityWe bought our Vistry/Bovis home 3 years ago and have faced constant issues ever since. On day one we smelt sewage in the house. By day three we had reported it. Contractors later confirmed there were holes in the drains large enough for rats to enter, which explains the smells and infestations. The outside drains and runs up to the house were repeatedly dug up in attempts to fix problems, leaving our garden destroyed and never properly restored. Our next-door neighbour continuously had water backing up into her third-storey shower, and her home suffered repeated drainage problems until she eventually gave up and moved.Last year, mould spread into a bedroom adjoining the ensuite, ruining belongings. Most recently, a concealed leak from the bathroom waste pipe damaged our kitchen ceiling. When we removed the bath panel, we found unsecured pipework that moves freely and builders’ debris left inside. Despite this, Vistry insists there is “no installation defect” and refuses to repair it, claiming the warranty has expired — even though the leak is hidden within the floor void and only became visible once damage appeared.Eventually, they said they would re-affix the loose supply pipe (which is not leaking) and remove the debris under the bath — but still refuse to resolve the actual leak in the waste pipe.Neighbours have had almost identical problems: • Waste pipe leaks flooding through kitchen ceilings and even pouring through light fittings. • Private plumbers confirming poor workmanship from the start, but Vistry still refusing to take responsibility. • Bathrooms left unusable for months while families argue with customer service.Worryingly, everyone I’ve spoken to on our estate who has removed their bath panel has found builders’ rubbish left underneath. On other developments, buyers have even found litter sealed inside their walls. This is not an isolated issue, it’s a shocking lack of quality control.Vistry’s final response to me was essentially: “You’re out of warranty, get a plumber yourself.” That’s not acceptable for defects hidden within the structure of the home that no homeowner could possibly cause. To put this into perspective: our household hoover came with a longer warranty than this £400,000 house. That says everything about how little protection buyers actually have.Their customer service is dismissive, unhelpful, and unwilling to investigate properly. The issues here are not isolated — they are systemic failings across multiple homes on our estate. Many more buyers have reported similar problems and poor aftercare in the Unhappy Bovis Customers group, showing this is not just one development but a much wider pattern of unaccountability. My advice: be very cautious before buying from Vistry/Bovis. The glossy sales pitch hides shocking build quality, and once your 2-year warranty is up, you’ll be on your own. This review is based on my personal experience as a homeowner and what has been directly reported by neighbours on my estate.

Builders have no integrity and are dodgy

I bought a 4 bedroom detached house in Botley built by Bovis. We closed on 31st May 2023 but moved in on the 1st July 2023. We noticed mould under kitchen cabinets but thought nothing of it. Only for the main water pipes bursted and Vistry are not prepared to fix claiming our 2 year warranty has run out when this is clearly a latent defect. New buyers beware as the builders are dodgy and have no integrity.

Disappointing and Uncooperative – Refused to Address PCN Issued by Liquidated Company

I recently received a Parking Charge Notice (PCN) at one of Vistry Group’s housing sites. There was complete lack of signage which didn't make it clear you wasn't allowed to park there, so I reached out to their customer service for help. Based on advice from a professional body, I politely asked Vistry to step in and ask their parking enforcement to cancel the charge but even though they have the power to do something, they refused to get involved.Later, I was told there used to be a sign, but it was missing at the time of my alleged violation. When I followed up for more info, Vistry stopped responding altogether. To make things worse, I’ve since found out that the parking company involved — Bridge PAM c/o Bridge Security Limited — have actually been in liquidation since December 2024. This means they had no legal authority to issue the PCN in the first place, something Vistry failed to disclose.Vistry have shown no accountability, poor communication, and haven't provided the kind of customer service you’d expect.

Refuse to repair or maintain roads on…

Refuse to repair or maintain roads on my new build estate despite serious and dangerous damage. Will not respond to any complaints other than to say ‘You can’t prove your vehicle damage was due to us so we’re not paying.’ Would never interact with these people again.

Worst mistake of my life – buying from Bovis/Vistry

I purchased a Bovis/Vistry property in 2023 in Deepcut, Surrey and it has been the single worst mistake I have ever made.Since moving in, I have endured black mold in my home for approximately six months, despite assurances that all necessary measures would be taken to rectify the issue. Given my severe lung condition, there was a point at which I seriously considered moving out. Although the skirting boards were eventually replaced due to being water-damaged and a dehumidifier was provided, the ongoing stream of contractors has caused further damage rather than resolving the issues. One other example, a contractor attending to works in the bathroom displayed an appalling lack of care. After removing his shoes outside, I discovered black marks accompanied with a rancid smell on my stairs landing and in the bathroom, caused by his sodden socks. At this point, I had to let him wash his feet in my bath! This behavior is entirely unacceptable and demonstrates a shocking disregard for the care and safety of my home. I would like say this was the worst case but alas it wasn’t. The most recent example: a contractor came to level my stair handrail. In the process he burned and damaged my carpet stairs, left glue seeping out of the rails & drilled unnecessary holes, after causing this damage he said a new handrail would be needed. He saw that I had the same carpet throughout my home (not from bovis) and then admitted the whole upstairs carpet would need replacing as the colour would differ. This was also confirmed by my carpet company who advised that there would be a visible difference in colour. Unfortunately Vistry would not honour this & will only pay for the stairs. Again no apology.Today, three contractors were due: one to do some external work - they arrived & completed the works. The second contractor who was booked for 2 days advised that they were only aware of replacing the handrail. After numerous calls / emails the matter was solved however, the handrail supplied was not the correct length & was missing parts. So again this was not completed. They have however completed the remaining snagging. The third contractor didn’t arrive, when chased I was advised that there was no log of them attending ( bearing in mind this same contractor has visited my property so far on 3 occasions & has not completed the 2 jobs they have had assigned)The “customer service manager” showed no accountability or even basic courtesy such as an apology or an email confirmation of the new handrail had been ordered . Every step of the process has been mismanaged, stressful, and a total waste of my time. Buying from Bovis/Vistry has been an absolute nightmare and I would strongly advise anyone considering them to think twice before making the same mistake.

Deeply Disappointed with Vistry’s Management of Edwalton Fields

I am extremely disappointed with the way Vistry Group has managed the Edwalton Fields development in Nottingham. Despite overseeing a large-scale, long-term building site, they appear to do the bare minimum to maintain the area for current residents. The roads are in a terrible state—raised manholes, uneven curbs, and no proper regulation around school zones. Construction vehicles speed through residential areas, leaving behind mud, nails, and debris. It’s not just inconvenient—it’s dangerous. The play area was opened early, but maintenance is appalling. There is only one bin for the entire estate, placed next to the play area, which regularly overflows with human and dog waste. After repeated complaints, Vistry admitted they lost the key to the bin and had a builder remove the waste with a litter stick—leaving the rest of the rubbish on the ground. This is unacceptable near a children’s facility.Landscaping is poorly maintained. Trees are neglected, and a robotic lawn mower was used carelessly, damaging the wooden footpath they had just built. There are no dog waste bins, and no consideration for the hundreds of residents already living here. It’s shocking that this level of neglect is allowed to continue for years while construction is ongoing. Vistry’s lack of accountability and disregard for basic health and safety standards is deeply concerning.I urge others to think twice before buying a property on a Vistry site. Residents deserve better.

Horrible experience. No heating and never take responsibility.

I wish I had a choice to not choose a star. This has been such a horrible experience for us. It was December 2023 we were left with no heating , at the time my baby was 5 months old and I had a 2 year old, Vistry( Countryside) refused to come and look at the issue. We had to get a leak detection company to sort it out. Turns out Vistry had hit a nail into the radiator pipe causing a leak.I call their customer services almost every day, I have dealt with 2 different customer service agents , whenever I call one is always busy, never returns my calls and never provides an update. Regardless I am waiting nearly 2 years now for the money to be paid back to me after they’ve confirmed twice they will be paying it back. I am mentally exhausted with this company.

Don't maintain trees.

For three years I have been writing to Vistry in a bid to get them to assess and maintain a tree next to and overhanging my property that they are responsible for. The tree is rotten and half of it previously fell onto mine and my neighbours property taking out two fences. They are simply not bothered or in any rush to check the tree is safe even though I have sent pictures to them of the rotten bow. Very frustrating experience.
