Living here for 3 years, Manchester, and I’m writing this because over the past week I’ve finally had enough. Nice location, nice staff, but everything else is absolutely ridiculous.

Half of the lifts are constantly out of order, so living on a top floor means it’s quicker to take 15 flights of stairs, because the lift takes 10 minutes to come up and down. Don’t even get me started on going up.

Internet is incredibly unreliable. Fast when it works, issue is it hardly works. Consistent disconnection issues, and the provider is absolutely terrible. Was working on a project due tomorrow, internet gets disconnected, I wait 3 hours hoping it comes back, constant calls with building staff and also providers, only to get told “it’ll be tomorrow morning” after being led on for 3 hours of my time. This is about the 3rd time I’ve had internet issues this week, and this was the worst. After writing this, I’ve edited and changed my review to 1 star and I was told that the internet won’t be fixed until Monday (3 days). Ridiculous when you pay so much. Unacceptable.

Also in a shared kitchen, a big fly problem in the 16th floor, no matter how clean you keep it. I rebooked same room now years in a row, one time I moved in, they didn’t even look to clean the dead flies on top of the exhaust.

Also there is meant to be a mandatory kitchen clean every week for cluster kitchens, happens more like once a month.

The rooms themselves are nice, but wow, the building, internet, everything else is absolutely not worth the amount I pay for it. Incredibly frustrating and disappointing. I pay for the location.

Lifts don’t work, internet barely works, cleaning is infrequent. Awful value for money.

Think twice before booking — absolutely no empathy or humanity

Unless you have a magic crystal ball to foresee if a parent will die, you'll lose a key emotional support, or you'll fall seriously ill just days before arriving - making it impossible to study or be in another country navigating an unfamiliar healthcare system - I strongly advise against booking with Vita Student.This company has zero empathy or humanity. They will try to keep your money by any means, no matter what dire circumstances you may find yourself in. Even if you are on your deathbed or have a severe mental or physical disability, they could not care less about your well-being.I’ve been seriously unwell and unable to travel, and instead of offering understanding or any kind of flexibility, they’ve made the process even more painful.They behave as if they were completely untouchable simply because I have a binding contract full of clauses that protect only them. It honestly feels as though they see themselves as some kind of gods—immune to illness, immune to loss, immune to any real human vulnerability. As if nothing could ever happen to them, and as if they were born with guaranteed health while the rest of us have to deal with reality.Meanwhile, I am the one forced to show up under conditions that put my health at risk. And let me be clear: I will take whatever measures are necessary once I am in the UK, because you have treated me like a number rather than a human being who became seriously ill. I sent you every piece of medical documentation you requested, exactly as you asked for it, and after two months your response was essentially: “too bad, you must come even if you’re sick - that’s not our concern.”

I think Vita is a fantastic apartment…

I think Vita is a fantastic apartment with excellent breakfast service. I hope to host her at Vita during Halloween, especially since she's not staying there.

Do not get involved in any way with this company.I stayed at VITA for the academic year between 2024/25. 
I have never encountered such a truly unkind, inconsiderate company. The buildings are ok, but that is it. 

When staying there, there was no natural light in my room since it faced a wall, it was near a community kitchen that had regular parties and kept me up despite me complaining to front desk multiple times, my door lock broke (randomly, I came back from holiday and it was open) and it took them 3 days to fix it; despite this, in my opinion, being questionably legal - "according to Awaab's Law, landlords should aim to: Complete emergency repairs within 24 hours". They did not aim to complete it and didn't provide any sympathy or apologies. The in-building VITA staff are beyond incompetent and not kind; they don't like their jobs evidently. The service staff, like cleaners and repair men are the nicest people. Though, I don't believe they are fully affiliated with VITA and also don't have an influence on the operations. 
I had a broken curtain (again, randomly) and they took two weeks to fix it - despite this being an issue with lack of quality construction I would assume. So I didn't have any curtains for two weeks. They lost a few of my packages (despite deliveries saying they arrived) but I never received them. They also don't care when this happens. 
The washing machines never work, they are always broken. For an entire year, half the washing machines just didn't work. 
The VITA company & The VITA building team will take 2+ days to reply to emails; which I honestly think is unacceptable. 
They hold on to enough money from students (evident by these other reviews, and personal experience) that they can afford to hire more people and provide a basic standard of customer service. They also refuse to provide you with a phone number you can call; only call backs are an option. This, I would consider bad practice. 
The staff are unkind and the student atmosphere is unwelcoming. I honestly started to feel like I was in some sort of hell. 
I had a booking with them (after they pressure and push you to book) that I later cancelled for 25/26 and they make it incredibly difficult to get out of a booking should you choose not to want it anymore. They will breach contract, not adhere to their own terms and conditions and make it incredible difficult for you to realise this since they will answer you like politicians. They later went back on everything they said after I got legal representation involved who proved my point and they decided to adhere to their own Ts and Cs. 

I cannot emphasise enough, no 'amenities' are worth getting involved with a greedy company as despicable as VITA. They are truly a deeply unkind company, who anybody should be ashamed to work for or own. What a horrible way to treat, and take advantage of, students.

I strongly advise anyone considering booking vita student to think twice

I strongly advise anyone considering Vita Student to think twice, especially international students who depend on visa approvals.My UK student visa was refused, something completely outside of my control. Vita Student’s own contract states that if a student does not obtain a visa, they should not be liable for the accommodation fees. I provided all official Home Office refusal documents and proof exactly as requested. Despite this, they refused to honor their own clause and denied my refund.Not only did they keep the money I had already paid, but they are now pressuring me to continue paying future instalments for a room I legally cannot use and was never able to move into.There was no empathy, no flexibility, and no genuine attempt to resolve the situation fairly. I was treated like a reference number instead of a real person whose education plans were disrupted by immigration decisions beyond my control.This experience has been extremely stressful, financially damaging, and emotionally draining. For a company that markets itself as “premium student accommodation,” their customer care is shockingly poor when students actually need support.If you are an international student, be very careful. Even when you follow their procedures and provide official evidence, you may still be left out of pocket with no meaningful assistance.I deeply regret choosing Vita Student and would not recommend them to anyone

Good facilities but the noise from pubs…

Good facilities but the noise from pubs close to the residence is really disturbing. If you decide to go for the accommodation, invest in noise cancelling headphones.

My Experience with Vita Student – A Warning to Other Students

My experience as a student at Vita Student has been extremely stressful. I came to the UK to study and stayed in their accommodation for my first semester. Initially, everything was fine. But then something happened in my life that caused serious problems with my mental health. I applied for a Reasonable Adjustment Plan, which was approved by the university’s therapist, and I received letters from my GP supporting my situation.Unfortunately, the plan was approved at the end of the year, so I could not benefit from any of the adjustments. At the time, I also didn’t know I could appeal. When I asked the university’s international office if anything could be done to get back into the program, they said no and did not mention the possibility of appealing. I was shocked, and at that time, my mental state made it hard to think clearly.Close to the end of the second semester, I received a WhatsApp message from one of Vita Student’s agents, asking if I wanted to rebook my room for the second year. Based on the contract’s terms (“no place, no stay; no visa, no stay”), I assumed I could rebook and cancel later if needed. Although I wasn’t sure, I said I had to speak to my parents. The agent encouraged me to decide quickly, which caused me stress, and I reluctantly rebooked.Later, when my situation with the university arose and I could no longer stay, I informed the agent. She said there was nothing she could do. At the start of the second year, I tried to find a solution by asking other students and contacting the accommodation office, but nobody was able to assist me. I was told the only option was to find a replacement tenant. Because I was not informed earlier, it was too late to find a replacement—all students had already secured rooms.I advertised my room extensively online. However, no one contacted me for six months, during which I continued paying rent on time. Living in that room caused nightmares, panic attacks, and extreme stress. When I finally found a potential tenant, Vita Student said the price had to be increased. The new tenant could not afford it and left, leaving me trapped with limited options.At that point, I was in a panic, mentally unwell, and without knowledge of contracts. I had come from another country to study, relying on my parents to guide me, but I received very little support from the accommodation system. Eventually, my partner helped me leave the room. After leaving, I discovered I was in debt with Vita Student and did not know how to proceed.I could not locate Vita Student on any housing ombudsman registry, which I found concerning. Their contract is very one-sided and legally binding, which may make it difficult for students without financial security to navigate.I am now seeking legal advice to understand my options. I strongly caution any student considering this accommodation: unless you are financially very secure, you could face financial, emotional, and mental hardship
