We recently moved into our new home at Charles Church The Lodge and couldn’t be happier with the experience. From start to finish, the process was smooth, well organised, and really well supported.
A special thank you to Diane, our Sales Executive, who was incredibly helpful throughout. She kept us informed at every stage, was always approachable, and made what can sometimes be a stressful process feel straightforward and exciting.
We’d also like to thank the Site Manager and the wider team at Charles Church The Lodge, Sketchley Park for the hard work that has gone into delivering our new home. It’s clear a lot of care and effort has gone into the build, and we are really proud to now call it home.
Overall, a really positive experience and we’re very grateful to the whole team involved.
Rose Manor. One of my biggest regrets buying a Charles Church Persimmons home. Extremely poor quality workmanship throughout. After 15 months, we still have a large snagging list with issues not resolved. Problem after problem. Premium price paid for a property that is very poorly finished. A vast amount of inconvience and stress involved. I would strongly recommend NOT to buy a Charles Church or Persimmons property.
So after my review on 18/2/26 (pneus online) I recieved a review response asking for all my details( which I promptly supplied) so someone could respond to my issues.18 days later I have had no contact from Charles church/ persimmon homes but this is typical when there is problem. Details. Plot 18 rose manor hadleigh suffolk.Still after the 18 days have passed nothing has changed and we still only have intermittent hot water and heating among a huge list of outstanding works.As per my first review I said I have over 200 pictures of poor quality workmanship on this property and can be available to anyone including social media or news papers. Absolute joke of a company, promise the earth until you've paid but then deliver the crap. 😡
Our experience with Charles Church has been extremely disappointing and nowhere near the standard expected from a premium housebuilder.Within a short period after moving in, it became apparent that the property had multiple construction defects. During inspection it was discovered that insulation was missing in parts of the walls, despite the approved specifications and drawings clearly requiring it to be installed. This alone raises serious concerns about build quality and quality control on site.We have also been dealing with major plumbing issues for nearly a year, including a persistent drainage odour that remains unresolved despite numerous visits, tests, and attempted repairs. The problem has still not been properly diagnosed or fixed.The aftercare process has been slow, poorly coordinated, and often ineffective. Snagging items have taken months to progress, some repairs had to be repeated due to poor workmanship, and communication has frequently required constant follow-up.For a developer that promotes itself as a premium brand, the reality has been deeply disappointing. What should have been the excitement of buying a new home has instead been a prolonged experience of defects, disruption, and ongoing investigation into issues that should never exist in a new property.Based on this experience, we would not recommend purchasing a property from Charles Church.ROSE MANORPLOT 19
Zoltan has been brilliant on the customer care team dealing with our snags. We had many issues during the initial moving in period but Zoltan has been great. Friendly, professional and always has time to talk to the kids and say hello to the dogs. A credit to his company

Her support throughout the entire process, including the final handover with all the important documents was exceptional. The entire process, from our initial enquiry to the final handover, was managed professionally and efficiently. We are very happy with the quality of our new home and the overall service provided by your teams. We would certainly recommend Charles Church to anyone looking for a new build home.
