Simon on the Kiln Grove development in Elmswell was incredibly helpful. We were starting to lose faith in new builds but he was very honest and helped us understand the process. The offers Tilia Homes provided were very good and competitive. We would definitely consider approaching them in the future.

Stewart Sellers: Excellent service!!

Stewart Sellers popped in today to have a look at some mould that appeared in the corner of our lounge. He tested it, removed it and cleaned the area. He reassured me that it wasn't anything to be concerned about, and it was quite normal for a bit of mould to appear on the skirting boards, due to the huge amount of water used in building a new house. When leaving, he noticed that my front door was difficult to open, so he offered to adjust it for me, and now it's a dream to open. Stewart was professional, friendly, knowledgeable and informative. A real pleasure to deal with and I'll be sure to ask for his help again in the future if needed. Thank you Stewart! :)

New Family Home

From out initial visit through to being in the property for a month we have experienced excellent service from Ellie, Adrian and the entire site team. Nothing has been too much trouble for them and help is never far away for any issues regardless of how small they might be. Our journey getting there was rocky but we can't thank Ellie enough for her help, patience and perseverance to help us get the family home we desperately needed.

TRULY HORRENDOUS EXPERIENCE from day 1…

TRULY HORRENDOUS EXPERIENCE from day 1 of moving in to over 8 weeks later where I discover the master ensuite suddenly reeks like a sewer. Yes the estate and homes are well-designed and look lovely, but the build quality is poor, the builders and tradespeople are either very bad at their job or have minimal time to complete their tasks. Basically Tilia cannot deliver what they promise. And the Site Manager is very open about the fact he has no experience in the construction industry. So how can he oversee the works properly?Morning of Day 2 - no gas to heat water - reason: the cap has been left on the gas valveEvening of Day 2 - Ensuite 2 is used for the first time - a massive flood pours through the ceiling (through the smoke alarms and light fittings) .... reason = the plumber forgot to connect the waste pipe. Here is a list of other issues:Dishwasher not connected properly; almost leakingWashing machine not connected properly; almost leakedKitchen sink not connected properly; small leakFrench Doors falling apartDoor to bedroom 2 hanging off its hingesFront door not fitted properlyPlinth heater not working in kitchenFan in ensuite 2 not workingWhen fitting the boiler there was a gas leak and they had to rip the wall of the study out - this has still not been properly repaired.Lots of dents in walls and lumps of paint on ceilingsDamage to doors (one has a chunk taken out of the top of it - still not repaired)Poorly sealed/finished bathrooms; the mastic sealant at the bottom of one shower is so poor our snagger described it as "looks like a child has done it"Messy plasterwork around bathroom towel heaters with pencil marks behind them.Multiple spots of adhesive residue on Amtico Flooring (especially upstairs) which I have had to remove myself.Exterior walls guttering not fitted properly and walls generally not finished properly.50% of the skirting boards need re-painting as marked or chippedSo TRIALS AND TRIBULATIONS with TILIA. Though perhaps this is how the home building industry runs in the U.K. today - build as fast as you can to a poor standard, keeping your shareholders happy is the no.1 priority above all else (just like the Water Companies), then repair all the mistakes and missing elements (this process can go on for 2 years) after the poor homeowner has moved in.

Avoid these at all costs

Avoid these at all costs, they are unable to provide us with working plans and have given us information that is legally inaccurate, if we had acted on what they said we could have been sued. The are now stone walling us about what we asked for as they have them just not prepared to provide them. HI Both, The area in the attached is indeed shared – it would be left between yourselves to see who wants to maintain it? Otherwise its one half each between yourselves and ***. It would go along the boundary curve which is in-line with the fence to the curb.Hope this helps, Kind Regards, ******* ********Customer Service Coordinator Tilia Homes I Northern I Building C - Concentric, Warrington Road, Warrington WA3 6WXT: 01925 407434 tiliahomes.co.uk This is a total lie and we had to send them evidence of their lies via land registry documentsAll I can do is warn you how bad they really are, the rest is up to you. UPDATE..... Over a week now and still no response to our DSAR request. looks like this company has something to hide maybe?

Very responsible company with kind and cooperative staff. The master visited my home and fixed 2 issues ( opening of the window and drainage in the shower cabinet), also he gave a lot of useful advice. Mr Cumper highly efficient and helpful, all these done free of charge. I would like to extend my thanks to Ms Marylin in the sales office and all staff in the customer services. TiliaHomes is the best. 👍👍👍👍👍
