Very disappointing letting Agent | Barnard Marcus Wallington

I’ve had a very disappointing experience with Barnard Marcus in Wallington. When I moved into my apartment, I was given only one set of keys. I requested the second set multiple times, but they now claim they already provided two, which is not true.Whenever I report maintenance issues—both by email and through their portal—it takes them at least a week just to reply and without noticing their portal they will ask me to raise the issue again in their portal, and usually about a month before anything actually gets resolved. On several occasions, I ended up paying to fix issues myself because I couldn’t wait any longer.Overall, the service has been slow, unprofessional, and frustrating. I wouldn’t recommend them based on my experience.

Tenacious and thorough. Batting hard for clients

We had a pretty torrid time trying to sell our property when the tenants refuse to leave and damaged the house. Bernard Marcus stayed on the case and remained incredibly patient with the sales process and even after a price was agreed Kelly within that office in Ealing tenaciously contacted all constituent parties almost on the daily basis to speed up an otherwise excessively long process. They absolutely earned their fee and I was delighted to have them in our corner during a drawn out sales process which was no fault of ours or Barnard Marcus.

I recently rented a property through Barnard Marcus Ealing branch and the experience was so smooth and efficient. The letting agent Fabian was so helpful and professional and made me feel at ease at all times. Would like to give a huge thanks to Fabian for assisting me in obtaining my new home.

holding deposit taken before offer submission, property stayed advertised, deposit retained

The agent told us we had to pay a holding deposit before they would even submit our offer. We paid to proceed, yet the property was never taken off the market and continued to be advertised on Rightmove/Zoopla throughout (dated screenshots available).We were pressured to “move things along” during referencing and even encouraged to discuss giving notice before referencing was approved. When referencing later failed, a manager confirmed in writing they do not take properties off the market until paperwork is signed because “the landlord is losing rent each week”, and they retained our holding deposit, citing “loss to the landlord” and referencing costs, while moving on to “find another family”.This is a one-sided process that shifts all risk onto tenants while the agent remains protected and continues marketing to others. Get referencing/affordability criteria in writing upfront and do not give notice until everything is formally approved and signed. Email evidence available.

Letting agents are liars

Their letting agents are liars, they lied about the cleaning services and other fixations before move in, they kept pushing for deposits. They delayed all the documentation until the last minute, when I got the key and went to the apartment it stinked, it was dirty and windows were full of mold. Beaware of the letting agent in their finchley branches.

Barnard Marcus -Croydon1 Star – Heartbreaking Experience That Has Left Me Emotionally DrainedSent this on behalf of my friend as she does not have an account with trust pilot.I don’t usually write reviews, but what I’ve just been through with Barnard Marcus has genuinely left me devastated, stressed, and emotionally overwhelmed.I signed a tenancy agreement believing I was moving my family — including my young children — into a safe, clean home. Instead, what we walked into was nothing short of heartbreaking. The property was dirty, unsafe, and nowhere near ready, despite being assured it would be professionally cleaned and prepared.I cannot begin to explain the shock and distress of arriving with all our belongings, only to find mould, broken fixtures, unsafe flooring, a missing shower head, torn carpets, an insecure front door, damaged cupboards, and even a shed held together by a plank of wood. None of it was acceptable, and none of it reflected what we were promised.But the emotional toll has been even harder.Since this happened, I haven’t been able to sleep properly. I’ve cried myself to sleep at night, overwhelmed by the stress and uncertainty. Not knowing where we’re going to live next, not knowing what to do, and feeling like I have nowhere to turn has been incredibly difficult.And the way we were treated after reporting the problems made everything ten times worse. Before this situation, the agent would answer calls immediately or call back straight away. The moment the issues were raised, it suddenly became impossible to reach anyone. For three days in a row — Monday, Tuesday, and Wednesday — we called repeatedly, only to be told Leon and managers were “not available” or “on another line,” and promised callbacks never came.It genuinely felt like we were being ignored, brushed off, and left to deal with everything on our own. After trusting them with something as important as our family home, the lack of care and communication was deeply upsetting.We were forced to put everything back into storage and pay for emergency accommodation, all while dealing with the emotional pain of not knowing what comes next.No family should ever have to experience this level of stress, disappointment, or emotional turmoil when all they wanted was a safe, secure place to call home. Based on my experience, I cannot recommend Barnard Marcus, and I truly hope no one else has to go through what we have endured.Iulia

Poor level of service

In our experience, Barnard Marcus Battersea provided a very poor level of service during the four months we were contracted with them to sell our flat.We were advised to list at a price that we later realised was unrealistic for the market at the time. Had we been given a clearer picture of market conditions from the start, we would not have proceeded. We were also promised weekly updates and transparent communication, but this did not happen.Activity was minimal for the first six weeks — just one viewing, with no follow-up. Later viewings felt unproductive, with buyers who did not appear to be a good fit, extremely brief viewing times, and no effort to highlight key features of the property. Several communication issues arose, including viewings scheduled without informing us and one appointment where no one attended. We were also concerned that some potential buyers were given information that did not align with our lease (e.g., pet permissions).When our contract ended, the property remained listed for several days and was only removed after we emailed to request it. There was no closure communication or handover, which felt highly unprofessional.Overall, we found the service disappointing and would not choose to work with this branch again.

They misled me and continued to show the property without telling me if I needed to offer more. They will sell only if you take the loan from them and use their solicitors etc. DO NOT TRUST THEM AT ALL! this agency should be banned -
