This bunch of clowns recommended that a residential property was not a good risk because it was next to a commercial premise, it is in fact next to a school all though there was no entrance on to the quiet cul de sac it was located on. A school is not classed as a commercial or business premises it is CF1 under planning "learning and non residential"!! There are 32,000 schools in the UK so are all the houses around then the same non mortgageable? I was an IFA with 20 years experience and have never seen such a ridiculous decision.
Disappointed with the service. Despite providing all necessary details up front, they refused to complete the valuation without an EWS1 form—something two other surveyors confirmed was not required in this case. This caused unnecessary delays and wasted time and money. Communication was polite but ultimately unhelpful.
Feel obliged to write a review after being frankly pessimistic after reading most people’s experience on here. We’re sellers. While our surveyor didn’t value the house the same as the estate agents did c.20k less, it wasn’t as gross of an undervaluation we were preparing for. We actually agreed to sell the house 10k under asking to the right buyer so it hadn’t affected our sale or their mortgage offer. The surveyor was nice enough - we’re in Burnley - and caused us no trouble. All this is to say, i thought it would be much much worse than it was.
I am extremely disappointed with the recent property valuation carried out by E E at Connells Survey & Valuation. Our property was inexplicably valued at £305,000, despite being valued at £375,000 less than a year ago—before key improvements were made. The valuation is shockingly out of step with comparable properties in the area and shows a lack of due diligence or understanding of the local market.This isn’t the first time we’ve had problems with E E Valuerer—her previous undervaluation forced us to restart our mortgage application process, leading to delays, added costs, and unnecessary stress on another property. It’s deeply concerning that Connells allows the same valuer to repeatedly carry out such flawed assessments without any accountability.To make matters worse, Connells Survey & Valuation offers no formal appeal process, leaving homeowners like us with no recourse. This lack of transparency and professional responsibility is completely unacceptable in an industry that holds such significant sway over people’s financial futures.I am in the process of escalating this to the Property Ombudsman and formally questioning both E E license and the integrity of Connells as a valuation provider.Avoid this company at all costs who charged £590 for the valuation. Their process lacks fairness, and their valuers appear immune to scrutiny.
