Horrendous valuation

Horrendous valuation. Report to mortgage company even stated that there were no comparable properties but they still undervalued by a massive amount. They wouldn’t accept the comparable properties we provided either. Actually ridiculous company. The biggest joke is Connells estate agents has a house on the market a few doors up for over £30k more and the property is much smaller and in no where near as good a condition. Absolutely madness and a complete waste of time. Given the surveyor wasn’t from the area, had no idea about the area, how he can value a property for rent on an accurate basis I don’t know. We had numerous estate agents provide us with examples of houses being rented out that are similar to ours and for the amounts being rented which provide a much more accurate picture than the “no comparable properties” that Connells stated. Basically just picking a number out the air. I will be submitting a formal complaint via NatWest and Connells on return from holiday and will get great satisfaction when I can provide the proof of rent once we have a tenant to prove how in-accurate their surveys are.

Avoid

Avoid, shocking!Purchasing and remo 2 Edinburgh flats. Got nil value on both as ex council flats which is mad, basically discrimination.Gone with another lender to pick ander survey and was fine. Both units has HR which are fine. Avoid this company.They will respond back and say is the lender criteria etc. but this is utter crap. Both had HR and both and successfully value with other surveyors. This is utter discrimination maybe racism due to tenant in the property. Again very unethical not willing to do the right thing when contact them. Happy with a lower value by 20% then market but to simply put nil for a standard constriction buildings in Edinburgh is mad. STAY AWAY FROM THEM

Their so-called MRICS surveyor recently…

Their so-called MRICS surveyor recently assessed my property and rated its condition as merely “fair.” This, despite the fact that the flat has been completely refurbished, fully replastered, fitted with heated wooden flooring, and has brand-new double glazing throughout.I genuinely struggle to understand what would qualify as a “good” rating in their view—solid gold walls?

Avoid this company!!!!!!

This is the worst survey report I have ever seen. We paid nearly £2k for 2 valuations. The reports were almost identical. The surveyor hasn't got a scoob doo!!! Who has trained this man??? It's a big con!!! The second property needed complete renovation and our current home is newly renovated. The report said both properties were 'fair'. The surveyor must be blind!! The fool undervalued our house by over £100,000. I saw the report in the media about Connells and I am not surprised. This company should be avoided!!! Greedy comes to mind when I see this company!!

nope !!! just don't use them if at all possible, find out who your lender is using and ask if you can use your own survey company. Surely banks must have an approved list rather than one exclusive company.. That should change if not the case . 8 min in a property and not comparable real market evidence, plus no idea of rental prices. No.. and I don't expect a reply, have gone with someone else.

Poor Communication and Inflexible Appointment Options

've had a frustrating experience with this company.They have called me almost every day, which I found overwhelming—especially as someone who suffers from anxiety. The constant calls have added unnecessary stress to an already difficult process. I asked for communication to be limited to email, but the frequent phone calls continued.Their appointment availability is also extremely limited—only between 08:00 and 15:00 on weekdays. When I offered a date (11th July) over a week in advance, it was already fully booked. There are no early morning, evening, or weekend slots, which makes it very difficult for people like me who work full-time to even schedule an appointment.I can’t afford to take a full day off work, yet I need this survey to move forward with my mortgage. It feels like the system is set up without consideration for working professionals—the very people applying for mortgages.This lack of flexibility is delaying my application and causing unnecessary stress. I hope the company considers improving both their communication approach and appointment availability going forward.

Absolutely Appalling – Stay Away from Connells and Their Surveyors

If I could give zero stars, I would. Our buyer pulled out of the sale because of a report from Connells’ surveyors that was not just inaccurate — it was completely fabricated.The report claimed the property lacked fire escape windows on the first floor — it has three. Even worse, it stated there was structural roof damage. To be sure, I hired two independent local roofing firms and a structural engineer, all of whom confirmed there is no issue whatsoever. In fact, they were so shocked by the misleading nature of the report that formal complaints have been filed with RICS by both roofing firms and the engineer.Even TSB Bank, has recognised the issue and is now commissioning an alternative surveyor due to the obvious inaccuracies and concerns with Connells’ original report.This isn’t just a bad experience — it’s a warning. If you or your buyer are using Connells, expect a report filled with nonsense and serious misrepresentations. Their incompetence (or worse, dishonesty) could cost you a sale, just like it did for us.Please take all the bad reviews about this company seriously — they are absolutely true. Stay away at all costs.

Connells are a joke but Dudley will only work with them, so be very wary of this combination if you

Connells are a joke of an organisation. They are clearly incompetent and have no demonstrable basis of valuing property that bears any resemblance to reality.We had a 0.5 acre plot valued (by others) and sold for £500,000. Our adjacent plot is 3.5 acres and was valued by seemingly more competent valuation organisations including Savills and Mullucks at £600,000. We are building on this plot and borrowing from Dudley Building Society. They only work with Connells who have valued the plot at £91,000!! This has absolutely messed up our build schedule and we continue to battle them and Dudley on this, with little common sense being displayed.Dudley Building Society for some reason, rather than having a panel of valuers where they can have flexibility to use others for credibility, comparison and capacity reasons, have chosen to work exclusively with Connells. Perhaps it is a case of 'you get what you pay for' with a cheap and nasty organisation like Connells. I have flagged this with Dudley's CEO and have been told that they acknowledge it is a problem, but many weeks on, there is no evidence of any action as yet from Dudley in terms of identifying or appointment additional (or hopefully replacement!) valuation companies.
