recent stay at Villa Rocca, Kapparis, from 12 October to 9 November 2025 (Booking Ref: 123695).We chose this villa based on Solmar’s reputation and its advertised high standard, but unfortunately our experience was well below expectations. We paid nearly £6,000 including flights and transfers, yet the villa had multiple maintenance, cleanliness, and equipment issues that affected our comfort throughout the four-week stay.Below is a summary of the main problems we encountered:Equipment and Facilities• Missing essentials: no toaster, vegetable peeler, small frying pan, small knife, colander, whisk/mixer, or oven gloves.• No small cooking pot initially – only very large pans unsuitable for two people (a smaller one was eventually provided after a request).• Outdated first aid box (over six years old) with dusty, unusable contents – we had to buy our own plasters and bandages.• Only two lights working above the cooking hob.• Electric hob surface cracked – photographed by your representative but no repair or replacement during our entire stay.• No handle on fridge door; fridge cabinet doors misaligned.• Television stopped working on day two; eventually resolved.Maintenance and Cleanliness• Pool and surrounding area dirty on arrival (pigeon droppings, feathers, leaves); only cleaned after two days.• Artificial grass area around the pool required hoovering (also delayed by two days).• Cockroaches found – one in the bedroom, one by the pool.• Upstairs small toilet not flushing properly; low water pressure in second bathroom.• Several fittings in poor condition: towel holder off wall, loose stair handrail, ill-fitting toilet seat, squeaky and stiff doors, broken latch on bathroom window, some blinds and curtain strings not working.• Front door difficult to open (risk of trapping fingers); back door required force to unlock.• Driveway and pool lights not working.Noise and Comfort Issues• Persistent knocking noise during the night, initially dismissed as “crickets.”• After I provided recordings, I was told it was the water pump and advised to switch it off each night, then turn it on again in the morning and whenever using the bathrooms. This is not acceptable during a holiday stay and caused significant inconvenience.General• Response times were slow and not particularly professional; several issues were never resolved.• While some problems (such as the television and small pot) were eventually addressed, it required repeated chasing.Given the number and seriousness of these issues, and considering the cost and duration of our stay, I believe a partial refund or suitable compensation is entirely justified. The villa did not meet the standard described or expected from Solmar Villas, and several problems clearly breached reasonable maintenance and safety expectations.I would appreciate it if you could review this complaint in full and confirm what compensation you are prepared to offer. The villa was lovely. However, apart from the bathroom in the main bedroom, there was nowhere to hang a towel up in the other bathrooms. Also the pool was a great size, but getting in & out of it was difficult. This was because the steps were high & there was no rail to assist getting in or out. This meant we couldn't use it very much, which was a big shame as weather was so good. A ladder or handrail into the pool would have been a great help. Also it would have been better if there were a few more sun umbrellas around the pool area & some more lighting where the outside dining table was.
Arrived yesterday at a Solmar Villa in Lanzarote and want to leave already! Some of the delights we have been met with on day 1 of a 10 day holiday! - One key for getting in and out of the villa. Not ok for a party of 6 people! - Alarm went off and there was no instructions on how to turn it off. We then had an internal Comms system going off because the alarm had sounded. This was very stressful! - Back gate came off it's hinges and my husband and dad had to spend time fixing it - my dad is 77 and should be lifting gates back into a runner to get them to close! The gates are so heavy! - Table not cleaned - crumbs on it. This is so basic! - Crumbs in a drawer in the kitchen which is beyond disgusting and just proves the lack of cleaning! - Portable BBQ will fit about 2 bits of chicken on it so we'll be BBQing all night long to make a meal for 6 people! We came to a villa to use a BBQ for meals! - No toilet roll in the villa. Spent £1800 and you couldn't even provide a single toilet roll for a family of 6 people? This is bloody ridiculous! - The safe is so small that it doesn't fit a standard sized iPad in it so some of our valuables will be left out. Which given other reviews have mentioned about being broken into, it's far from great! - Looks far better in the pictures than it does in real life so hats off to whoever you employed to take the photos. They need a raise as they have played a blinder because the place does not look like the photos! - Side gate to the property very temperamental when opening and closing so it takes forever to get in - got a video of this to share with Solmar when they feel like getting back to me. - Parasols look past their best and the sun loungers too. They need replaced! - Dirty seat cushions at the garden table! I am beyond angry and disappointed and feel so let down. I cannot believe I have paid £1800 for THIS!! Update this morning: Blinds broken in living room so can't close the blinds. Just woken up to find that my parents have a cockroach in main bedroom!!! This is disgusting!! There is mould in the bathroom shower cubicle. All of this simply isn't acceptable. The place is dirty and in need of a major refresh. I have already submitted a complaint and will take it further with whoever Solmar are regulated by to get answers.
We have booked with Solmar Villas on 5 previous occasions with no problems. We have noticed that the company has been under new ownership since last year. Can Font Roig is a traditional Mallorquin house which has been neglected. Outside it needs painting & the BBQ, patio furniture & parasol base are all badly rusted. Inside the furniture is old& shabby. Cushions inside & out are stained. The kitchen & bathrooms need upgrading with chipped tiles. The whole building needs rewiring.We arrived to find no condiments, dishcloths or cleaning products had either been provided or left from previous guests. We found this unwelcoming & it hasn’t happened before. The property also lacked1 a visitors book with local recommendations 2 guidance on recycling 3 a safe4 appropriate markings on the many interior & exterior steps (important safety issues as I am rising 80)5 an accurate WiFi code6 a local rep to contact7 a thorough cleanThe pool is basic surrounded by unsightly sheep proof netting & 1 torn & faded beach umbrella for 6 guests. This patio needed power washing & sweeping. In 12 days we saw no one tend the pool which slowly filled with leaves, or the surrounding garden.A dark pantry infested with tiny red ants contained a large amount of crockery, glassware, cutlery & cooking utensils; but we had to scrub everything before we could use it. Most distressingly, every day in the afternoon, a farmer from next doors farm brought a full flock of sheep to graze in the orchard adjoining the property. There was nothing to stop the sheep straying onto the ground floor patio & leaving their droppings. We found this unhygienic & offensive.Lastly the website pictures were misleading. There was no table on the first floor balcony, no seating cushions on the white patio furniture, different sun loungers, & no proper sunshade.Resolve
We stayed in 2 villas with Solmar Villas in Kefalonia over 16 days October 2025. One was a luxury villa we got at a bargain price, less than half of the price that booking.com had it on for.Check-in was via key box. We were sent the code the day before, and all instructions were provided previous to that. Very straightforward and hassle free.Both villas were perfect in perfect locations!We will definitely be using them again next year!
Very misleading description of the town, said it had an opulent variety of bars and restaurants, it had a few, in a few run down streets, on the opposite side of town to the villa, which was a new build taxis could not find, repeated phone calls and emails to various departments at Solmar led to no help on this and misleading help on other issues. Safe was so light and portable you could pop it in your handbag leaving no choice but to carry your valuables with you, wrong check in info given re keys so had to make the first of several international phone calls, rude emails from their staff and their complaints team is a joke they don't even address the issues raised, or lie, or contradict themselves saying that they did contact us during the holiday then saying the rep could not contact us because they were too busy....Villa described as being ok for no car although you could barely buy a loaf of bread in the town. Had to spend hundreds of euros more than expected on hiring a car, petrol, taxis etc.
First time hiring a villa, from the beginning the agent with solmar was helpful. We went to Greece and the villa was great. Sadly the weather was awful and the villa flooded slightly. The agent in Zante ( Denise ) was amazing and moved us within an hour to the sister villa next door. Sadly another day of torrential rain flooded this villa. Denise straight away moved us to what can only be described as a mansion 😂 she arranged a taxi and got us settled within a couple of hours. Denise then called us and offered us 50% of the villa rental price back as compensation??? I will definitely be holidaying with Solmar villas next year and can’t say enough good things regarding them. The biggest shout out goes to Denise who was a total legend during the whole holiday.
