Rate your experience - wish there was a minus star * option.They will sell you the dream for their new developments prior to sign up. BEWARE - they have zero care nor compassion at any of their developments. 'Not for Profit' no way, it's ALL ABOUT THE MONEYManagement treat occupiers like children & also speak to family members like trash if you dare to raise a complaint. Dictatorial, beyond rude & charging extortionate rates for rentals with 'hidden extras'.Ineffective & abbussive management team - All you will receive is 'Lip Service' & false promises. If you send a loved one to a Housing 21 site, you are sending them to a 'death sentence'We have over 120 complaints on file, together with video evidence of verbal & physical abuse of a business operator within one of their sites, together with verbal abuse to residents.Evidence collated & being issued to all legislative authorities, together with the press.AVOID Housing 21 - your loved ones deserve betterHousing 21 should not be operating within the care sector and it is scary in 2023 that organisations such as Housing 21 are still in existince :( BBC or Channel 4 will be looking into this

I have lived at Box Tree Court for 2 years. During my two years of residence I have had gross deprivation of sleep. Every complaint I have made has been addressed by false contra statements by members of staff all the way to senior management. Terrible place to live . My health has been detrimentally seriously affected. It really is an abysmal standard of management and the staff work ethic apart from a few dedicated carers is disgusting.

I was happy here until our rent was…

I was happy here until our rent was increased by £200 a month in May 2023! No explanation or figures produced to justify this huge increase apart from the ‘service charges’. I have asked friends who live in other sheltered places & their rents have not increased as much as ours. As some of us living here are not on benefits we have no help with this huge increase.This has left us feeling very uncomfortable living here and feel we have been used to make housing 21 very rich despite their image of being a helpful association.Take advantage of checking out housing 21 website which is very revealing.

The manager here is most helpful

The manager here is most helpful and takes great care of the building and the residents. So, for him I would give 5 stars.However, one star has been lost due to the fact that Housing 21 has decreed that we do not use front door mats as they are supposedly a trip hazard, despite them not protruding into the main thoroughfare, yet the exit doors that everyone uses do have door mats.Also, while Housing 21 declares sensitivity towards LGBT+ residents, it does not seem to be addressing the problems that autistic people suffer - people like myself - who have sensory difficulties. While one of my sensory issues, extremely oversensitive hearing, is supported due to the quiet nature of the residents and the general region, two other sensory issues are not supported. One is light. The building has very bright lights inside the corridor (right outside my door) and outside at night in public places, shining all night. This light, despite my use of blackout curtains and door seals, seeps in and keeps me awake. I understand that this is a security and safety measure, but surely they could be softened at night?The other sensory issue is my sense of smell and associated allergies. Although I am on the top floor, the smell (stench) of strong laundry chemicals wafts up through my windows throughout the day, every day, necessitating my closing my windows to avoid the inevitable allergic reaction of a sore throat and a general feeling of revulsion at the powerful scent.This scent is emitted via a duct placed at the front entrance, so all who enter or exit the building are subjected to it. I would recommend that Housing 21 provides scent free laundry liquid and softener for the use of residents, to combat this.

I was very apprehensive about moving…

I was very apprehensive about moving from my house into a retirement apartment, and then my daughter and I went for a talk with the building manager Kerrie she put my fears to rest and made me feel very welcome. Housing 21 where very efficient when I was purchasing the apartment and made the whole experience less stressful.

AVOID! DONT PUT YOUR LOVED ONES IN THEIR PROPERTIES

If you're an elderly disabled resident and pay your rent, service charge and pay for little extras you should be looked after in this case non of the residents have been thought about! There has been a spate of robberies/burglaries strictly targeting elderly, vulnerable residents in the Chadderton bungalows. 95 year old man had his windows smashed and was burgled, an elderly disabled woman was threatened in her bed for her money and bank cards after breaking in, Housing 22 have been informed that these perpetrators keep coming back as they are on camera yet nothing to protect the residents has been done! Amy the area manager came round and posted leaflets as if a piece of paper will keep them safe, when asked what else would be done she said she isn't dealing with it until she's back off annual leave! It's us family members who are doing your jobs for you, how about adequate lighting for the backings where these tramps go trying doors? It's pitch black, why not cut down or trim back the bushes they are so clearly getting through, how about some vandal grease for the tops of posts so makes them.think twice before jumping a gate? Just a few ideas like I have also been doing the police jobs for them! Absolutely shocking service and lack of empathy for these residents, I'm putting together a crowd go fund me to get them lighting in the backings and seeing what other security measures the COMMUNITY can offer because all housing 21 has offered is a pi**ing piece of paper...'Leave a light on' 'Lock your doors and windows' but they are smashing windows to gain access? Are housing 21 covering the cost of electricity? I had a similar incident few years back and First Choice Homes couldn't do enough my bungalow was like Fort Knox. Really unhappy with Housing 21 and I wouldn't recommend putting your elderly/disabled loved ones in one of their properties because they take all the money for rent and charges yet when they need safety measures putting in they get armed with A4 pieces of paper.*Edit* I don't need to provide you with anyone's details as you will be fully aware of which residents was robbed in her bed at 2.30am and you also know the 95 year old man who's windows were smashed. You know these residents as does Amy the area manager. You know exactly which area it's happening in you just can't be ar*ed putting in proper security measures and want the local community to do it for you. Manchester evening news was emailed this morning as was the Oldham Chronicle.

Don't go there!

What went wrong was buying the lease in the first place. At my "interview" -- as if anyone might be turned away! -- I was given a swathe of fine print and the manager said I didn't have to read it all at once. I have read it since, when it was far too late.The company could improve by1) A flat NO to pets. Or at least, if someone has a yapping dog, or a cat crapping in garden beds, they may not replace it once it's gone. But the long-term solution would be a flat NO.2) Provide a laundry that's adequate for the number of people who have to use it. Two washing machines and two dryers are nowhere near enough, especially in winter when it's more challenging to get things dry.People think nothing of stopping machines mid-cycle, or pinching anything they fancy, and some of us have better things to do than watch our washing.I have several times backed out of the laundry in peak times. For example, I had no hope of laundering what I had expected to wear on Christmas Day.3) Have the dwellings further apart, or have signs everywhere saying NOT to talk right outside people's bedroom windows. The literature tells us over and over that these are our HOMES. If people can't nap in the day, and are stressed to the max by night, HOME quickly becomes HELL.I have been honest and, I hope, helpful. If I knew anyone contemplating a move to a Housing21 property I would offer them a week-long stay in my "home". I myself presently have bed and board elsewhere, visiting "home" only to do laundry (when I can) and to tend my plants.

Housing 21 is still under investigation

This post was read & ignored by H21, continues to tried 2 gain a 1 - 2 chat with me by posting awkward notes in my letter box, Jan - Feb 2024. I continue 2 keep a low profile as socially excluded & marginalised. I unblocked CEO, area manager and Ebbage Crt manger emails to just say i know what u r up to. Anymore then injunction / restraining order will b issued. Then blocked they're incoming emailsHave no reason to respond 2 cosy chat. As long as the rent and service charge is up to date and I am not committing any ASB8th Jan 2024 I received a harassment fake rent arrears letter with statement of £1050.37 from the manager. 9 Jan 2024, Lies. This will cost H21. On 18th Jan 2024. CEO & her colleges with Ebbage court manager, sent my next door neighbour to phone or knock on my door. I was not available. On 30th Jan 2024, Ebbage Crt manager & her manager drafted a letter that they wish to arrange a meeting with me. The letter suggested a resident at Ebbage Crt had spoken with them. I unblocked their email to send all three of them a letter to warn them. If they send anymore harassing letters then i will have an injunction/ restraining drafted up & issued. I then re-blocked H21 incoming emailsPosting a review of my experience on Trust Pilot is a fundamental human right Article 10. Freedom of expression & opinion. Article 5, peace & contacting a legal team against H21H21 maybe controlling the residents with some constantly drinking themselves to death, but H21 cannot with meHate it when a hater since Nov 2022, here masquerading as a pastor, who obviously does not fear God or knows his bible. I grew up as a practising Christian and I have watched my prayers answered. 1 John 3:6 James 4:17, 1 Cor 6:18, Phil 2: 15 and Hebrews 10:26Housing 21 must have forgotten that my official stage 2 complaint November 2023 is now in the hands of the Housing Ombudsmen., who are a legal body who communicate with Housing 21 legal team. The original complaints dates back 2022. This is unprecedented. I believe that the ombudsmen is waiting till I am out of the clutches of H21 and then they will gather the rest of the updated evidence that I have provided and then proceed. I hope that Ombudsmen throws the book at Housing 21 and then publishes their findings. The longer that I am here at Ebbage Court will only add to my remedies that would be more than what was offered by H21 and the your heavy fine, orders and recommendations. Seriously, It has taken me a while to realise that Housing 21 has acted very shady, corrupt, slippery unethical and nefariousMichael Gove is MP for Surrey Heath and is the Housing and Communities Minister. He is aware of countless housing associations that need to be named and shamed. If you are big enough take them on, you will receive similar fictitious rent arrears letters. Otherwise, pretend that this review was all made up. Given that on Monday 8th January 2024 they premeditated, as in planned out a letter and a rent arrears statement that was hand delivered through my letter box by Ebbage Court manger saying, please see her to discuss the arrears of £1050.37 Arrears that never existed. I will have this published with names mentioned in its entirety. This was mentioned in a recent post. The post also said that the sender returned the next day before the end of her shift to knock heavily at my door, Twice. A similar MO. I finished in saying that I will from now on if a person knocks, I will have a camcorder capturing the person behind the door as it opens. She was not pleased that I had mentioned her name in the previous post. She did not seem that bother when she published and printed my name and address without my authority in the October 2022 H21 hardcopy newsletter. This will be included in my Ombudsmen compensationThe reasons why I cannot enter into another cosy chat behind closed doors with the possibility of gaslighting , Housing 21 is still under investigation. I am being represented by a legal body. I have not clapped eyes on a H21 manager since early December 2023. If I do, I will ignore itMeeting up could escalate the conflict or create new issuesMeeting up could compromise the evidence that I have been updating the other sideMeeting up risks complications. But then Housing 21 would already know this I believe that H21 is stoking the fire of Ebbage Court and 21 are aware that I own a mini body cam that I attached to me. No one can see it. It records footage and sounds and deletes unwanted material. This is total legal in UK law and I am fully up to speed with GDPR and DPAHousing 21’s recently installed CCTV due 2 the instructions of Woking Council and the local government, who are being kept up to date, hate, hostility & racism discriminatory & white supremacist towards the only resident here of colour. Many have read my reviews and it apparently has made very uncomfortable reading
